I'm Angela Martínez, real estate broker and founder of Annuel Realty affiliated with EXP Realty, and a tourism property strategist in the Dominican Republic. I have more than 10 years of experience in the real estate sector, guiding Dominicans residing abroad and international investors in acquiring properties for investment, second residence, retirement and income generation. My specialty includes the marketing of villas, apartments and commercial spaces in pre-construction and under construction, mainly in high-growth tourism destinations. I analyze each opportunity considering location, tourist arrival at the destination as well as the developer's track record, payment plan, appreciation projection and the property's income potential. As a graduate in Tourism and Hotel Management, I integrate into my advisory the reading and interpretation of tourism statistics, financial analysis, return on investment estimation and evaluation of factors that may influence the future performance of a real estate asset. I possess extensive knowledge of Law 158-01 of CONFOTUR and the tax benefits applicable to certain tourism projects, as well as notions of legislation on trusts, real estate registration, residence by investment and asset laundering prevention. Additionally, I am registered with the Financial Analysis Unit as an obligated subject in the real estate sector, in compliance with Law 155-17. This commitment strengthens my due diligence processes, transparency and validation of transactions, protecting the safety of my clients and all parties involved.
